The Building Scientist does not perform remediation, install equipment, or execute corrective work. This is not a limitation — it is the architecture of our independence. A remediation scope written by the company that will perform the remediation is not an independent assessment — it is a bid. The Building Scientist reviews vendor scopes before capital is approved, identifying inflated line items, unnecessary replacements, and work that addresses the symptom rather than the cause. Owners who engage us before approving a major scope routinely reduce expenditure significantly.
Mold is not a mold problem. Humidity is not an HVAC problem. Poor air quality is not a filter problem. Every building failure is the result of interacting systems — mechanical, envelope, air pressure, moisture dynamics, and occupant behavior. Treating any one of them in isolation produces a temporary fix and a recurring cost. We assess the system. We find the cause. The symptom does not return.
Most vendors complete the scope and leave. The Building Scientist returns after the corrective work is complete to commission the outcome — verifying that the building performs as prescribed, the root cause has been resolved, and the owner has a defensible record. If it does not perform, the engagement is not complete.
