What does The Building Scientist actually do?

We diagnose why buildings fail. Using forensic-grade instruments, we identify root causes across mechanical systems, building envelope, moisture dynamics, and indoor air quality. We then produce a Corrective Action List specifying exactly what needs to be done — and we return after the work is complete to verify the outcome. We do not perform repairs, sell equipment, or perform remediation.

How is The Building Scientist different from an HVAC contractor or remediation company?

An HVAC contractor earns revenue from equipment sales and installation. A remediation company profits from the size of its scope. Both have a financial interest in a specific outcome before any diagnostic work begins. The Building Scientist has no equipment to sell and performs no remediation. Our only revenue is the engagement fee. Our only interest is an accurate diagnosis. That structural independence is what makes our findings trustworthy and our Corrective Action Lists defensible in front of a capital committee, insurer, or attorney.

Does The Building Scientist perform repairs or remediation?

No. This is a deliberate and contractual position. The Building Scientist diagnoses, prescribes, and verifies. We do not execute corrective work, install equipment, or perform remediation. We maintain this position because the diagnostician and the repair contractor should never be the same party. Our independence depends on it — and so does the defensibility of every finding we produce.

Can The Building Scientist review a vendor scope before we approve it?

Yes — this is one of our most common engagements. Before a capital committee approves a six-figure remediation or mechanical replacement scope, we review it independently. We assess whether the proposed scope addresses the actual root cause, whether the demolition extent is proportionate to the documented failure, whether the equipment recommendation is supported by performance data, and whether the post-remediation clearance protocol is independent. Our Scope Review Report provides a documented basis for approval, revision, or rejection.

A Building Scientist Technician conducts an on-site assessment using forensic-grade instruments: blower door testing, duct leakage measurement, thermal imaging, moisture mapping, IAQ sampling, air pressure measurement, HVAC performance evaluation, and building envelope assessment. All data is documented and transmitted to The Lab, where an Attending Building Scientist interprets the findings against building documentation and environmental conditions. The result is a root cause finding, a prioritised Corrective Action List, and a Scope of Work — typically delivered within 24 hours of field completion.

Every engagement produces a written deliverable. Diagnostic engagements produce a root cause finding, a prioritised Corrective Action List, and a specification-grade Scope of Work. Scope review engagements produce a written Scope Review Report. Commissioning engagements produce a Commissioning Report documenting as-built performance against design specification. Pre-acquisition engagements produce a risk-ranked assessment report structured for use in transaction negotiations.

It contains four specific prohibitions: no equipment sales or commissions, no remediation or corrective construction work, no referral fees or kickbacks from vendors, and no compensation structure that depends on the scope or findings of the engagement. These are enforceable contractual terms — not marketing claims.
