A pipe breaks.
Water runs across the floor.
Everybody arrives with an opinion.
One person says, “We can dry that.”
Another says, “That all has to come out.”
And the homeowner is standing there thinking:
Can somebody please just tell me whether this water was clean or dirty?
That is actually a very important question.
Because when a building gets wet, the issue is not simply how much water is present. It is also:
What was in that water, and what did it touch along the way?
The answer can affect what should be cleaned, what can safely be dried and saved, and what may need to be removed.
Water Is Not Just Water
Some water losses begin with relatively clean water. A broken drinking-water supply line is a good example.
But water rarely stays politely where we would like it to stay.
It runs beneath flooring and cabinets. It enters wall cavities. It passes through dust, debris, insulation, pet areas, food residue, and other materials.
Water that started clean may not remain clean after traveling through a building.
That changes the question from:
“Can we dry it?”
to:
“Can we safely dry it, and what needs to be cleaned or removed first?”
Two Wet Rooms May Need Two Different Repairs
Imagine two identical rooms with the same amount of water.
In one, the water came directly from a clean supply line and was discovered quickly.
In the other, the water traveled through contaminated materials before entering the floor and walls.
They may look exactly the same.
They may not require the same restoration.
Relatively clean water may allow more materials to be dried and saved. Contaminated water may require cleaning, removal, or access to hidden areas first.
Buildings are complicated.
Water is adventurous.
And neither one particularly cares about our assumptions.
“But It Looks Clean”
Unfortunately, contaminated water does not always look dirty.
It may be clear. It may have no unusual odor. It may look harmless in a photograph.
A responsible assessment therefore considers where the water came from, where it traveled, what it contacted, how long materials remained wet, what may be happening in hidden spaces, and—when appropriate—actual testing.
Testing can be especially valuable when the answer may determine whether expensive materials are saved or removed.
Who Should Decide?
The contractor should understand how to mitigate, clean, dry, remove, and repair the structure.
The insurance company has a different area of expertise: interpreting the insurance policy, determining coverage, and administering the claim.
Those are not the same jobs.
An insurer does not become a repair expert because it is paying the claim. And a contractor does not become an independent evaluator simply because it knows how to perform the repairs.
This becomes important because the condition of the water can substantially change the amount of work required.
The contractor has a financial interest in the work performed.
The insurer has a financial interest in the amount paid.
That does not mean either party is dishonest. It simply means neither is truly independent of the financial outcome.
Let the Policyholder Hire the Independent Expert
When an independent assessment is warranted, the property owner or policyholder is usually the logical party to retain that expert.
The assignment should be simple:
Determine the condition of the water, evaluate whether contamination is present or reasonably indicated, and explain what that means for the restoration.
The expert is not there to make the job bigger.
The expert is not there to make it smaller.
The expert is there to answer the technical question.
If someone later asks the policyholder, “Why did you hire your own expert?” the answer can be equally simple:
“Because the contractor is financially involved in performing the work, and the insurer is financially involved in paying for it. I wanted an independent technical opinion that belonged to neither side.”
That is not an accusation.
It is simply good risk management.
Evidence Changes the Conversation
No single field test answers every question, and testing should never replace careful inspection and professional judgment.
But good testing can add something very useful:
evidence.
That is much better than:
“It looked clean.”
“That is what we usually call it.”
Or:
“We have always done it this way.”
Once the condition of the water is better understood, the contractor can develop an appropriate restoration strategy, the insurer can evaluate the resulting claim under the policy, and the owner has an independent basis for understanding why materials are being saved, cleaned, opened, or removed.
That beats four people standing in a wet kitchen arguing about what they think happened.
Drying Is Only Half the Job
I have spent much of my career studying how wet buildings dry.
And yes, some of us actually find that interesting.
But getting something dry does not automatically mean it was properly restored.
You can dry dirt.
You can dry contaminated carpet.
You can dry materials that should probably have been cleaned or removed first.
The real questions are:
Can this material be dried?
And:
Should this material be dried and kept?
Those are not always the same question.
So What?
If you are dealing with significant water damage, ask:
How do we know whether this water remained relatively clean or became contaminated?
Do not settle for appearance or assumption.
Ask what evidence supports the conclusion.
And if that answer could significantly affect what gets cleaned, dried, removed, or included in the repair scope, consider retaining your own independent specialist.
Not the contractor’s expert.
Not the insurer’s expert.
Your expert.
A relatively small investment in independent assessment can sometimes prevent a very expensive disagreement later.
More importantly, it gives the property owner an answer from someone who does not benefit from making the repair scope bigger or smaller.
