For nearly four decades, Donald Brodsky has helped owners, developers, attorneys, insurance carriers, and property managers solve the most complex building performance challenges. As Founder of The Building Scientist, he combines forensic investigation, building science, HVAC expertise, and moisture diagnostics to protect assets, reduce risk, and deliver defensible technical guidance.
Donald approaches every building as an interconnected system. Rather than treating isolated symptoms, he identifies the root causes behind moisture intrusion, HVAC failures, indoor air quality concerns, and building envelope deficiencies—providing practical solutions that protect both the physical asset and its long-term financial performance.
Today, his work focuses on helping multifamily owners and operators prevent costly failures before they occur. Through forensic-level analysis and strategic asset preservation, he helps clients reduce liability, extend building life cycles, improve operational performance, and avoid expensive litigation.

When disputes arise, Donald provides the same level of technical precision to attorneys and insurance professionals, delivering authoritative forensic investigations, expert witness services, and defensible findings rooted in building science.
"Moisture, water intrusion, and humidity are not simply maintenance issues—they are financial and legal liabilities. My goal is to move clients from reactive repairs to proactive preservation, using forensic data to protect assets, budgets, and occupants."
Donald began his career in 1989 in commercial refrigeration, developing an extensive understanding of thermodynamics and mechanical systems. In 1997, he expanded into commercial flooring, specializing in moisture vapor emissions and concrete slab diagnostics—critical challenges for commercial and multifamily developments. Beginning in 2010, Donald shifted his focus to the overall health of the built environment, managing thousands of fire, water, mold, and environmental remediation projects.
In 2015, he founded Flash Air Care, where he expanded into advanced HVAC diagnostics, humidity control, and complete HVAC design and installation. This hands-on experience allows him to bridge the gap between identifying failures and implementing effective long-term solutions.
